The Hay Barn is the largest cottage at New Leaf Farm. The cottage has 5 bedrooms and 2 living rooms and is the perfect place to spread out and luxuriate in. This 190 year-old stone former farm building sleeps up to 10 people in comfort. The cottage is situated just 2 miles from Bath City Centre and provides accommodation ideal for larger groups visiting Bath. This cottage is offered at a reduced rate midweek for groups of 6 or 8 people.

Downstairs opens into an entrance hall with cloakroom and W/C leading to a well-equipped kitchen with modern appliances and large oak dining table with seating for 10 people. The main living room has comfy leather sofas and Morso log-burning stove, exposed Bath Stone walls and oak beams. Plenty of logs for the fire are provided. Across the main entrance hallway is the second living room complete with sofas, armchairs, TV and blu-ray player. This room leads to a large ensuite double bedroom with King-size bed. On the first floor is the main bathroom with bath and separate walk-in shower, 2 double bedrooms and 2 twin bedrooms (one en-suite). The en-suite twin bedroom can be setup as double bedroom on request.

Outside is a private lawned garden with patio and seating area with views overlooking the surrounding meadowland. The village has two pubs which also serve food, a cafe and convenience store. The Hay Barn is the ideal base from which to explore Bath and surrounding area.

Open-plan living/dining room with wood-burning stove and fully equipped kitchen. Separate sitting room with TV. Double bedroom with superking bed, en-suite shower room and toilet. Separate toilet in cloakroom.

First Floor:
A further two double bedrooms with king size beds, two twin bedrooms (one with en-suite and the option to be a double bedroom with king size bed). Main bathroom with separate shower cubicle and toilet.
