The Hay Barn is the largest cottage at New Leaf Farm — a spacious, beautifully restored former stone barn offering five bedrooms, two living rooms, and generous room to relax in style. Over 200 years old, this characterful building now sleeps up to ten guests in comfort, making it an exceptional choice for larger groups visiting Bath, just two miles away. This cottage is offered at a reduced rate midweek for groups of six or eight. 

The entrance hall opens to a cloakroom and W/C, leading into a well‑equipped kitchen with modern appliances and a large oak dining table seating ten. The main living room features deep leather sofas, exposed Bath Stone walls, oak beams, and a Morso log‑burning stove — with plenty of complimentary logs provided. Across the hallway, a second living room offers additional sofas, armchairs, a TV and Blu‑ray player, and leads to a spacious en‑suite superking bedroom. Upstairs, you’ll find the main bathroom with bath and walk‑in shower, two double bedrooms, and two twin rooms (one en‑suite and convertible to a king on request).

Outside, a private lawned garden with patio seating overlooks meadowland. The village offers two welcoming pubs serving food, a café, and a convenience store — all within easy reach. The Hay Barn is an exceptional base for exploring Bath and its surrounding countryside.
